Project Scope:
Structural & Architectural Work
- Selective demolition of interior structures and non-load-bearing elements.
- Reinforcement of floor and roof framing to meet current OBC and occupancy standards.
- Full reconstruction of walls, partitions, ceilings, and floor assemblies within each building.
- New entry vestibules, staircases, and railing systems meeting accessibility and fire code requirements.
- Restoration of exterior brickwork, cornices, mansard roofing, and other heritage elements per Heritage Toronto guidelines.
- New landscaping and hardscaping in rear yard and common amenity spaces.
Mechanical Systems
- Installation of high-efficiency HVAC systems, including:
Individual room heating and cooling via heat pumps or fan coil units.
Centralized ventilation systems with HRVs/ERVs for energy recovery and IAQ.
- Full plumbing system replacement, including:
- New risers, domestic hot/cold water distribution.
- Drainage, venting, and fixtures for all washrooms and shared kitchens.
- Integration of low-flow fixtures to support sustainability goals.
- New fire protection systems, including sprinklers, alarm panels, and emergency lighting.
Electrical Systems
- Complete rewiring of all four buildings with updated main panels and sub-distribution.
- New interior and exterior LED lighting, outlets, and USB-integrated receptacles.
- Fire alarm and life safety system upgrades to comply with current TSSA and ESA codes.
- Access control systems for tenant security (FOBs, intercoms, secure entry points).
- Rough-in and connection of internet/data infrastructure for tenant connectivity.
Interior Finishes & Fixtures
- Durable, low-maintenance materials selected for high-traffic, shared-living conditions:
- LVT flooring, impact-resistant drywall, anti-microbial paint finishes.
- Modern kitchens with energy-efficient appliances and commercial-grade cabinetry.
- Common lounges and shared kitchens in each building equipped for communal living.
- Accessible units (per AODA) with barrier-free layouts and amenities.
Site Work & Landscaping
- Rear yard grading and drainage improvements.
- New fences, walkways, lighting, and bike parking facilities.
- Waste management area upgrades for city collection compliance.
As the Construction Project Manager at Dixon Hall, I am leading the full revitalization of four heritage-designated rowhouses at 502–508 Parliament Street into 44 supportive housing units. This high-impact affordable housing project is designed to serve individuals at risk of homelessness, integrating shared kitchens and on-site support services. I am responsible for managing all construction activities, from design coordination and permit acquisition to budgeting, schedule control, site supervision, stakeholder communication, and heritage compliance. Working closely with Terco Construction and the City of Toronto, I ensure that this multi-phased, $8M project maintains both its historical integrity and social mission, delivering high-quality housing for people in need.
